PUBLIC HEARING NOTICE

The Town of Troutman Board of Adjustment (BOA) will conduct a public hearing at the Troutman Town Hall, 400 North Eastway Drive, Troutman, NC on the 17th day of November, 2022, at 3:00 PM for the following purpose:

♦ VAR-22-04 Rocky Creek Commercial: 778 S. Main Street (PINs 4740-68-8665, 4740- 68-7765, 4740-68-7844, & 4740-68-9845) Request for Variance to allow for a mini warehousing facility to be located within 1-mile of another mini-warehousing facility in the HB District

♦ SUP-22-04 Rocky Creek Commercial: 778 S. Main Street (PINs 4740-68-8665, 4740-68- 7765, 4740-68-7844, & 4740-68-9845) Request for Special Use Permit to approve concept plan for a
mini-warehousing facility in the HB District

♦ SUP-22-02 Speedway: Charlotte Highway (PINs 4740-93-1943, 4740-83-9851 & 4740- 93-1615) Request for a one-year extension for the Special Use Permit issued 1/23/2022 for a fueling
station/mini mart as permitted in Section 9.7.1 in the UDO

Anyone who owns property affected by these proposals or resides in the neighborhood is invited to attend the hearing to speak regarding the request. The BOA will receive testimony regarding the proposal and make a decision to approve or deny the request based on the “findings of fact”. Additional conditions may be added.
