The Iredell County Board of Commissioners on Tuesday approved several amendments to the county’s Land Development Code.
“A lot of these changes are text amendments to create some flexibility, create some consistency, some clarification with the code and removing some tables that we had frustrations with over the years,” Planning Director Matthew Todd told commissioners during the pre-agenda briefing.
One specific change will remove a set of tables created to serve as a quick reference for users.
“Over the last 15-plus years we have found that this typically causes more confusion than help since it is only a sample of permitted uses,” Todd said.
Some changes and updates include:
The Land Development Code allows for shipping containers to be used for storage purposes, but they cannot serve as principal buildings, as described in “R1 Accessory Buildings and Structure,” Section E, which states: “One shipping container may be permitted as an accessory structure on lots of 1-acre or larger.”
In the Land Development Code, specific setback requirements apply to shipping containers:
• The cannot be erected in front of the front building line of the principal structure.
• Shall not be erected within 25 feet of any side street on a corner lot;
• Shall not be erected within 10 feet of any property line that is not a street line.
One text amendment change, filed in Section 2.2.1 Relationship of Buildings to Lot, in Section E, changes the minimum horizontal distance between principal residential structures to 70 feet instead of 100 feet.
Under R6 Accessory Dwelling Unit, the Land Development Code gives guidelines on what is prohibited as an accessory dwelling unit.
In Item I, it prohibits manufactured homes, recreational vehicles, yurts, tents, sheds, travel trailer, camper or vehicle used as accessory dwelling units (ADUs).
Table 2.6-2.30 “More Common Uses Permitted in the RA (Residential Agricultural) District” has been removed.
OTHER BUSINESS
In other matters, the board approved a request from the Purchasing Division to transfer two retired compactors from Solid Waste to another government entity.
Iredell County Purchasing Officer Antonia Stines explained that the two pieces of equipment are surplus and can be sold to Alexander County’s Public Works & Facilities for continued public use to manage trash disposal.
Stines mentioned that the price was negotiated to $15,000 for both compactors, which is in line with what the county would receive if they sold them in an online auction.
Also, during the meeting, the board:
• Approved a three-year lease of the building located at 203 South Meeting Street to the Iredell Arts Council.
• Approved the minutes from the Nov. 18, 2025 Commissioners’ meeting.
