THE IREDELL COUNTY BOARD OF COMMISSIONERS WILL HOLD A PUBLIC HEARING ON TUESDAY, DECEMBER 2, 2025, AT 6:00 P.M. IN THE COMMISSIONERS MEETING ROOM OF THE IREDELL COUNTY GOVERNMENT CENTER AT 200 S. CENTER STREET IN STATESVILLE, NC, TO HEAR THE FOLLOWING REQUESTS:

♦ REZONING REQUEST: Owner Energy United Water Corporation and Applicants James & Tamara Fox, Fox Automotive Group are requesting to rezone a parcel of land along Island Ford Road, approximately 1.98 acres, from Neighborhood Business (NB) to Highway Business (HB). This is a conventional request, with no additional agreed upon conditions presented at this time.

♦ REZONING REQUEST: Owner/Applicant Cheng Yan Tan is requesting to rezone two parcels of land along Quiet Cove Road, approximately 2.02 acres, from Residential Agricultural (RA) to Residential Office (RO). This is a conventional request, with no additional agreed upon conditions presented at this time.

♦ REZONING REQUEST: Owner Martha Sue Ligon Heirs c/o John B. Hudgins, Executor of the Estate, and Applicant Billy Martin, Jr., Bill Martin Tire, are requesting to rezone a parcel of land along Martin Lane, approximately 5.4 acres, from Residential Agricultural (RA) to Highway Business (HB). This is a conventional request, with no additional agreed upon conditions presented at this time.

PROPOSED TEXT AMENDMENT: Planning & Development staff are proposing a set of amendments that are scattered throughout the Land Development Code (LDC). Most of the proposed amendments are intended for clarity, consistency, and ease of administration of the ordinance. Amendments related to development applications are in response to House Bill 926.

The meeting will also be broadcast on Spectrum 1306 and available via livestream on the Iredell County website (https://iredellcountync.gov). The public hearing will be held to receive public comment, both written and oral, on the proposed above items. Written comments regarding the public hearing can be mailed to Iredell County, Attention Clerk to the Board, PO Box 788, Statesville, NC 28687, or by email at publiccomment@iredellcountync.gov. Written comments may be submitted between publication of this notice and 24 hours prior to the scheduled time for the beginning of the public hearing.
